Its large market, dominant productive age population and most of the population percentage being young adults are enough to make J-Town an attractive investment destination for foreigners. As a result, investment development in Jakarta go hand-in-hand with the growing market of expatriates.

We must acknowledge that not every place in Jakarta is able to accommodate the everyday needs and lifestyle demands of the expats. Therefore, we need an area that can support and facilitate it. An area which can hopefully make their life in Jakarta feel more comfortable than being at home. A few of these recommended places is Kebayoran Baru, which also includes areas such as Pakubuwono, Senayan, and Simprug.

Here are some reasons why Kebayoran Baru must be in your consideration.

Compared to other residential area in Jakarta, Kebayoran Baru has their own advantage in terms of residentials. First, Kebayoran Baru has long been a pilot area for elite apartment development. Investor.id wrote that, luxury apartment concepts were introduced in this area in the 1990s. Later, the developers who target the expatriate market expanded their projects to other strategic area such as Senayan, because of the increasing development of the CBD (Central Business District) Area.

Second, Kebayoran Baru is also widely known as a green residential area. This has been determined since the central government of Indonesia built this area after independence. Kebayoran Baru is a residential area designed using the concept of a park. So, you can find many beautiful open spaces and it also makes this area are safe from flooding, too! In addition, the cleanliness of the water in Kebayoran Baru is also quite good. This because the groundwater in South Jakarta area is not contaminated with sea water. Several residential areas that are known to be inhabited by expats are Pakubuwono and Ampera.


2. Near Business and Shopping Center

Talking about access, Kebayoran Baru, just like other areas in South Jakarta, is known as a strategic place. It has direct access into the center of the city. Starting from Jalan Gatot Subroto, MT Haryono, Semanggi, to its proximity to the protocol roads such as Jalan Asia Afrika, and Sudirman. By going through these streets, we can arrive easily at the office and shopping malls. Starting from the Sudirman Suites, CBD Area, the Jakarta Stock Exchange, to many Embassy offices located in Rasuna Said area.


But bear in mind that much like Jakarta, although it has easy access, Kebayoran Baru is also not free from traffic jams. Be prepared, especially if you prefer to go by car during office hours (6-9 AM), lunch (12 AM – 2 PM), and return to home (5-8 PM). Driving by car will take a long time. Therefore, it is highly recommended for you Denizens to go out earlier in the morning, so you don’t get stuck in the road or arrive late at the office if you get stuck on a very busy, crazy road.


3. Adaptive Social Life

Because of its proximity with business center and premium class shopping districts, the demographic of people in Kebayoran Baru area are mostly filled by locals who work as employees or entrepreneurs. The advantage for expatriates is that they can communicate well with the locals because they already understand or are at least familiar with English. Some are even used to it.

FYI, in a non-formal conversation context, locals of South Jakarta is already well-known for the modern way of socializing for its Gen Y and Gen Z. They even tend to be westernized. For example, many of them often speak by mixing two languages: Indonesian and English. Some English vocabs commonly used are “Which is”, “Actually”, and “However”. This is like “Singlish”, but uniquely often found in certain South Jakarta area, including Kebayoran Baru.



4. Adequate Leisure Places

Senayan can be said as an area that has one of the best views of Jakarta. So, you can unwind yourself in the right area. Even though it was originally designed for housing, if we shift a little bit to Senayan, we can find MANY good places to spend our free time.

There is a five-star Fairmont Jakarta hotel, which is usually the accommodation for expats or state guests. Then, right beside of it there is Plaza Senayan shopping mall, which directly connects from Fairmont by an underground tunnel. Nearby we have other lux shopping center choices like Senayan City, FX Sudirman, to Pacific Place in CBD Area. Tired of shopping? You can spend your quality time hanging out with friends in cafes, restaurants, and bars widely spread in this area too.

Another alternative that is worth a try is to do some sports in Gelora Bung Karno (GBK) Area. Everyday there are people who do some jogging around the GBK main stadium, which is the base of the Indonesian football national team. You can also join some sporting community that can be easily found there. Make sure you do not get lost because Gelora Bung Karno is humongous! This international sporting complex has a wide area of 454 hectares. Previously being the epicenter of the 2018 Jakarta Asian Games, Gelora Bung Karno sport complex is the state asset with the highest value to date.


5. International School

For expats who already have families, Kebayoran Baru also provides the best place to ensure the quality of your child’s education. International schools in this recommendation are, for sure, schools that have implemented Cambridge or International Baccalaureate (IB) curriculum. So that in the future, your children can continue their higher education to foreign universities with ease.

For example, there is one international school located in Simprug area, which uses International Baccalaureate curriculum and provides education levels from kindergarten to senior high school. The school has no doubt regarding quality and reputation. The teachers have a lot of highly-qualified expat teacher, and the school also manage by a very well-known, highly trusted brand with 38 years of experience in Indonesian education.
